During the power interruption period, emergency power will be available for use. The purpose of this activity is to ensure functionality of our busduct system to avoid unnecessary power interruption in the future.

Quarterly Preventive Maintenance Of Generator

Tower 1 – ATS (Automatic Transfer Switch) Troubleshooting

In line with the conducted quarterly preventive maintenance of Generator last September 27, 2022, please be advised that we will be re-conducting ATS (Automatic Transfer Switch) simulation at Tower 1 only on October 6, 2022 at 10:00 AM to 12:00 PM to further troubleshoot the control as we observe delay on the transition when transferring power from Normal to Emergency, and vice versa.

Kindly expect power fluctuation on the common area during the activity. Residential Units will not be affected on the power interruption.

All Elevators on Tower 1 and the Low Rise Elevator at Tower 2 will be temporarily shut down before transferring of power supply to avoid mantrap and malfunction on the units.

Annual Preventive Maintenance of Pressure Relief Valve (PRV)

Please be informed that Eastman Industrial Supply Inc., the commissioned contractor by the Condominium Corporation will be conducting an Annual Preventive Maintenance of Pressure Relief Valve (PRV) on July 21 - 22, 2022. This is to maintain our equipment in good condition and to ensure its reliability. Below is the schedule and the affected areas during the activity.

Intercom Rehabilitation Schedule

Please be advised that Valiant Advance System and Devices Corporation, our accredited contractor, will now start the Intercom Rehabilitation of main system (part of the special assessment project) beginning today, June 2, 2022, from 9:00 AM to 5:00 PM on Mondays to Fridays.

With this, kindly allow technicians from the contractor to access your unit. They will be wearing their company uniforms with IDs together with complete PPEs. Rest assured, that their activities will be closely monitored by our CCTV Operator, roving security guards and engineering maintenance team.

Procedure in troubleshooting is that: SRCC staff, together with Valiant technicians will knock first before accessing your unit, they will inspect the intercom line and unit for troubleshooting and this will last for about twenty (20) minutes.

If the intercom unit is found defective and deemed for replacement or repair, this will be under the Unit Owner's account following the below provision in the Master Deed:

Article III Declaration of Restriction, Section 6 Maintenance, Repairs Alterations, 6.1 to wit: "All maintenance and repair work on any of the units other than the maintenance and repair of any of the Common Areas or facilities contained therein shall be for the account of the Owner. Each unit shall be responsible for all the damages caused to any other Unit and/or to any portion of the building resulting from its failure to effect the required maintenance and repair of his Unit. Each Unit shall also be obliged to promptly report in writing to the Condominium Corporation any defect or need for repair in any of the Common Areas found in or within the vicinity of his Unit."

The cost of the device for replacement is PhP 7,587.20 / unit (VAT inclusive), while the repair is PhP 4.334.00 / unit (VAT inclusive) and will be billed on the following month or during the release of monthly Statement of Account.

Annual Preventive Maintenance of Electrical System and Meralco Transformers

Please be advised that our electrical contractor, Static Power Philippines Inc., will be conducting Annual Preventive Maintenance for Electrical System. With this, Sun Residences will be experiencing a power interruption and will be supplied with emergency power during the adivity.

- When Normal Power (Meralco) resumes, switch OFF Emergency Breaker (Black) and switch ON Normal Breaker (Blue)

Kindly take note that the Emergency Power Supply is limited only and not intended to fully supply power inside the Residential Units . Avoid overloading that may cause power outage which may affect other units that are connected to the Emergency System.

Unit Maintenance Reminder

This is to remind all unit owners and residents of the following maintenance works/activities which should be conducted regularly to avoid unnecessary inconvenience(s) and/or damage(s) to other units and common areas. You may get the service of outside contractors to do some of the maintenance works or you may opt to do them on yoür own.

Solid Waste Managenent/Garbage Disposal

  1. All wastes should be placed in a garbage bag and thrown into the bin provided inside the garbage room.
  2. Do not leave your garbage bags outside your unit or along the hallway.
  3. Recyclable wastes like PET bottles, boxes and the likes should left on the floor inside the garbage room.

NOTE:We are enjoining everyone to dispose of all your wastes properly. Kindy refrain from flushing insoluble materials thru your kitchen sink and toilet bowls. Incidents of sewer backflows and leaks were traced to be caused by flushed items like shirts, underwear, cigarette butts, etc. Please understand that once's negligence will lead to bigger problems and may affect the whole community later on.

Grease Traps

All sink drains have provided with grease traps underneath. Accumulation of grease/food waste can be avoided by installing a strainer in your kitchen sink. It is recommended to clean the grease trap once or twice a month to avoid over flowing and clogging of pipes. Avoid using enzymes, acids or solvents when cleaning your grease traps as this may affect the good bacteria/activated sludge being maintained in our Sewage Tratrnent Plant (STP).

Sink Cabinet

Check and verify all sink cabinets if they are still in good condition. Make sure that counter, sink and splash boards are intact to prevent water leaks affecting unit(s) below.

Flexible Hose

This can be found connected with your faucets, heaters, and water closets. Weekly checking for cracks and minor leaks is to be done.

Range Hoods

Monthly cleaning of range hood filter is recommended to be done.

Air-Conditioning Units

Residents shall keep such device in good appearance and working condition and shall not allow leak/condensation to accumulate or make noise which disturbs other residents of the building. Air conditioning drains must be regularly cleaned/de-clogged by the unit owner or resident to prevent clogging and water backflows. Any damage(s) caused by leaks and backflows to residential units or areas shall be repaired by the unit owner, resident or tenant concerned.

Balcony Railings and Fittings

Balcony railings need attention due to their exposure to weather cycles. Periodic inspection and preventive repairs are needed to avoid deterioration and corrosion. Balcony railings can be constructed from a variety of different materials including aluminum, steel, cast iron and glass. Glass should be periodically inspected for cracks while steel and cast iron railings including fittings should be scraped, primed and painted every few years or at least once a year depending on the weather conditions. Powder coated materials should be pressure washed using filtered water at low pressure setting to avoid damaging finish, cleaned with either a soft cloth or a brush using a solution of mild soap and warm filtered water and applied with a light coating of high-grade non-abrasive car wax to increase the service life of the coated surface.

Lastly, please be reminded that our House Rules Sections 2.4.1.1, 2.4.1.2, and 2.4.1.20 provide that "each unit owner, tenant, and/or resident is obliged to keep and maintain his/her unit in good and sanitary condition and in a manner that shall not prejudice other unit owners, tenants, and/or residents. The unit owner, tenant, and/or resident shall also be solely responsible for compensating the affected unit owners, tenants, and/or residents for damages caused by the negligence of the former and/or the persons for whom he/she is responsible for, whether visitors, employees, agents, contractors or dependents."

In line with the Circular No. 2021-058 with Subject: Power Interruption in Common Areas – Tower 1 and Podium schedule on July 23, 2021, please be advised that the PMO – Admin Office and the Passenger Elevator – Low Rise Tower 2 will also be affected by the Power Interruption.

Power Interruption In Common Areas – Tower 1 and Podium

In line with our continuous effort to maintain our Electrical System, we will be having a scheduled power interruption in the Common Area and Podium of Tower 1 on July 23, 2021 to perform the replacement of the Emergency Breaker of the Automatic Transfer Switch (ATS) at the Generator Room. This activity is to ensure that our Emergency Power Supply from the Generator will be readily available in case of power interruption from Meralco.

During the said activity, we will be experiencing 15 minutes Power Interruption for Tower 1 on June 16, 2021 (Wednesday) between 2:00 PM to 5:00 PM.

FDAS Corrective Maintenance Schedule

We would like to inform you of our updated Preventive and Corrective Maintenance schedule of our Fire Detection Alarm System (FDAS) in Tower 1 which we started last March 8, 2021 and was halted during the implementation of MECQ.

Please be advised that the commissioned contractor Vanler Construction And Trading Services (Vanler) by SRCC will resume the said project on May 26, 2021.

Kindly allow technicians from Vanler Construction and Trading Services to access your unit. They will be wearing their company uniforms with ID together with complete PPE's (face mask and face shield). Rest assured that their activities will be closely monitored by our CCTV Operator and roving security guards.

Procedures in troubleshooting of smoke detectors line will be as follows: Vanler Technicians will knock first and access your unit, remove the detector, troubleshoot the line, clean smoke detector at electrical room and reinstall it. The troubleshooting work will only last for about ten (10) minutes.

If the smoke detector inside unit is found defective and deemed for replacement, this will be under the Unit Owner's account following the below provision in the Master Deed:

Article Ill Declaration of Restriction, Section 6 Maintenance, Repairs Alterations, 6.1 to wit: "All maintenance and repair work on any of the Units other than the maintenance and repair of any of the Common Areas or facilities contained therein shall be for the account of the Owner. Each unit shall be responsible for all the damages caused to any other Unit and/or to any pottion of the building resulting from its failure to effect the required maintenance and repair of his Unit. Each Unit shall also be obliged to promptly report in writing to the Condominium Corporation any defect or need for repair in any of the Common Areas found in or within the vicinity of his Unit."

The cost of the device is PhP 5,040.00/unit (VAT inclusive) and will be billed on the following month or during the release of monthly Statement of Account.

Generator Sets Emission Testing

In relation to the compliance and application for renewal of our Permit to Operate (PTO), Aeronics Incorporated will be conducting an air emission test on February 7, 2020 (Friday). Shutdown of Elevator Power Supply at Tower 1

In line with our ongoing Repair of Damaged Riser of Electrical Line at Tower 1, please be advised that our accredited contractor PHASES Electrical Contractor Corp. will conduct reconnection of permanent power supply for elevators and overhead tank booster pumps. Our passenger and service elevators will be temporarily unavailable on July 24, 2018 from 12:00AM– 4:00AM.

12/F Tower 2 E.E. Room

Around 6:30AM today, we experienced a power blackout due to tripped electrical circuit breaker at 12/F of Tower 2. Property Management Office technical team inspected and troubleshoot the said concern and it was found out that circuit breaker was damaged.

We have now contacted the contractors of the Condominium Corporation to restore the power supply of all 12/F Tower 2 units. Activity will need approximately 4-6 hours since it will be dismantling and replacement of defective circuit breaker. Affected floors will be 6/F to 12/F of Tower 2.

Please be informed that MERALCO and Property Management Office's (PMO) contractor will conduct a general cleaning and preventive maintenance activity of our Electrical System on April 19, 2017 (Wednesday), which requires an Eight (8) hour Power Interruption from 9:00AM to 5:00PM.

The purpose of this activity is to check and ensure that SRCC’s equipment is well maintained and to improve the reliability of our facilities.

Emergency Power will be available during the power interruption.

For the residents, emergency power will be available ONLY on the following:

  1. One ceiling lighting fixture (for 1 Bedroom and Studio Type Unit)

Please be advised that there will be a Water Interruption on April 19, 2017 (Wednesday) from 9:00AM to 12:00PM. Maynilad, our water service provider will be replacing the current 75mm diameter water meter with the same size. This activity is due to the Maynilad management – initiated program to establish record data for all large meters. It is also part of the regular meter monitoring and replacement covered by MWSI Policy No. CS–301-98.
